Please place your written Maintenance and Repair request with your name, address, phone number, date, and a description of the problem in the M&R box located at the mail house.

Below is a list of what CCHOA will cover under Maintenance and Repair. It’s important to note that damage caused by an insurable event will NOT be covered by the HOA and should be covered by your Homeowner’s Insurance Policy.

Items CCHOA does repair & replace:

​

CCHOA is NOT responsible for repairing/replacing or maintaining any damaged caused by “willful neglect” of homeowner, homeowner’s agent or family member.

  1. Roofs, including chimney parts, roof boots, gas and heating vents as part of original construction (not covered – any new add-ons)

  2. Siding (unless damaged by homeowner)

  3. Gutters

  4. Porches, railings (painting, repair &/or replacement)

  5. Streets

  6. Common areas including outbuildings and pool area

Items CCHOA does not repair, replace/maintain:

​

  1. Front & back exterior doors

  2. Cleaning of dryer vents, gutters, and siding

  3. Roofs damaged by “acts of God” – hail, tornado or wind damage

  4. Roofs or siding damaged by private landscaping – overgrown trees, vines, etc.

  5. Roofs of any part of enclosed back porches, additions, and add-ons (attic vents, satellite dishes, etc.)

  6. Anything related to add-ons or additions to original construction

  7. Skylights

  8. Foundations including those exposed and above ground (that is a construction issue)

  9. Unit interiors

  10. Garage door

  11. Garage interiors

  12. Windows

  13. Screens on windows and/or patio doors/patio gates

  14. Storm doors – front and/or back

  15. Plumbing – exterior or interior

  16. Anything electrical: heating/air, outlets, doorbells or lighting, etc.

  17. Concrete (includes driveways, front/back porches, & sidewalks except in Common Areas)

  18. Privacy fences at back of units

  19. Pest or termite control of units, removal of wasp nests, etc.

  20. Fertilizer/weed control of yards (other than in Common Areas)
